Rental terms and conditions in brief
- Booking will be confirmed once the booking fee (25% of the total price) has been paid.
- The rest of the total payment (75%) and the deposit for keys and cleaning (200e) must be paid no later than 28 days prior to the intended arrival date.
- If booking is made later than 28 days before the intended start of the rental period, the total sum of the booking must be paid in one instalment at the time of booking.
- If you wish to cancel your booking, you will get a full refund as long as the cancellation is made at least 28 days prior to the intended arrival date.
Rental terms and conditions in full
These terms will come into effect and bind both parties once the tenant has paid the booking fee detailed in these terms and conditions, or has paid both the booking fee and the total rental sum at once.
Terms for booking and payment
The tenant will be sent an invoice with details of the proprietor’s name and address, driving instructions, information concerning handing over of keys, and money transfer forms for rent payment. Any comments regarding the invoice must be made known to the proprietor within seven (7) days from the date of the invoice. The invoice reference number must be used when making the payment.
Booking is confirmed once the tenant has paid the booking fee (25% of the total rental price) by the due date (seven (7) days from the date of the invoice), or has paid both the booking fee and the remaining total rental sum at once. If booking is made later than 28 days prior to the intended start of the rental period, the total sum of the booking must be paid in one instalment within two (2) days from the date of the invoice. If booking is made six days prior to the intended arrival, the total sum must be paid at once on the same day. Should the payments or the due dates be neglected, the booking can be cancelled without a separate notification to the customer.
If the booking is made by phone, the payment (either the booking fee or, in instances described above, the total rental sum) must be made on the same day into the account detailed by the proprietor. Details concerning the bought services must be indicated on the payment form, as well as any possible reference numbers specified by the proprietor. Before the tenant can begin using the facilities, a proof of payment must be provided.
Refund of deposit
Deposit for keys and cleaning will be refunded to the tenant’s bank account on the next working day once the tenancy period has ended.
Cancellation must always be made in writing (letter, e-mail) directly to the proprietor. Booking will be considered cancelled once the proprietor has received notification of the cancellation. If the prospective tenant can prove that the cancellation has been made and sent to the correct address at the correct time, it will be accepted even if it were to reach the proprietor late or not at all.
Booking fee will be charged when cancelling a reservation. If the customer cancels the reservation later than 28 days prior to the intended start of the rental period, the rental sum will be charged in full.
If the cancellation is made due to an unexpected accident or a serious event involving the customer or a group member, the customer will be reimbursed the total sum already paid, excluding the booking fee. The proprietor must be informed of the cancellation immediately and a reliable verification of the event must be provided, e.g. a doctor’s certificate. If cancellation is made later than 48 hours prior to the intended start of the rental period, customer’s payments will not be refunded.
Proprietor’s right to cancel a reservation
In case of an insurmountable obstacle (force majeure), the proprietor reserves the right to cancel a reservation. In such cases the customer will be given full refund on all payments made.
Staying in Villa Takila
Keys will be handed over at the tenant’s arrival, the estimated time of which the tenant should have informed the proprietor in advance either on the telephone or in writing. The proprietor has a right to charge a deposit of 200 Euros for the keys and final clean. The rental week runs from Friday 6pm to Friday 12pm. The Villa Takila rent includes free access to the villa, the apartment’s sauna and the boat.
Apartment’s rent includes all furniture, household appliances, modern electronics, crockery and cutlery as well as heating and energy required for cooking and lighting. Mattresses, duvets and pillows are also included in the rental price.
Cleaning the apartment is the tenant’s responsibility. Alternatively, the tenant can purchase cleaning services offered by the proprietor. If the apartment has not been cleaned up to the set standards, the proprietor reserves the right to charge a cleaning fee minimum of 140 Euros.
The apartment may only be used by the number of persons indicated in the brochure and/or on the Villa Takila website. Using a tent or a caravan on the Villa Takila premises without the owner’s permission is forbidden. Smoking indoors is prohibited as well as bringing any pet animals to the Villa Takila apartments.
The customer is liable to pay the proprietor for any damages caused to the property or its movables.
All comments and criticisms regarding the property must be let known to the proprietor immediately as they occur during the rental period. Any possible claims for damages must be made to the proprietor in writing no later than one month from the end of the tenancy period. The parties involved will aim to solve any difficulties or disputes with mutual negotiations. If agreement is not reached in these negotiations, disputes will be settled at the local court in the proprietor’s home town.
